Are you thinking about selling your home?
 
You probably want to make the right choice about what agent to interview and hire to get your home sold. This is important because once a contract is signed,   in most cases you may be locked in with that agent for the term of the Contract. May I make a suggestion?

 

Take a moment to identify the main services you want from an agent. In doing so, consider the two most common complaints from sellers about real estate agents in general. When I meet folks for the first time, the two complaints I generally hear are 3;

1)      That the prior agent took the listing and never talked with them again until it was time to renew 3; and

2)      That the prior agent did little to market the property.

 

Other factors you might consider when talking with agents:

1)      What formal procedures does the agent use to assure flyer boxes remain stocked?

2)      How often will they provide you with showing and internet feedback?

3)      What other feedback is provided and how often?

4)      How often will they evaluate your position in the market by looking at comparable properties.

a.       This is especially important because if market prices are dropping, you do not want to go the entire listing period before realizing a change is needed.

5)      What does the agent do to provide an answer to an interested buyer´s questions quickly so that buyer can write that offer on the spot, while their interest is hot?

6)      Does the agent offer the option to terminate the listing agreement at any time the Seller is unhappy?

a.       If an agent believes in his marketing program, doesn´t it make sense that he would eagerly offer Sellers the option to terminate at any time?

7)      Finally, what is your gut feeling about the agent you are interviewing?  Do you believe the agent can and will follow through with what he or she is telling you. Your first instincts are usually correct.
